Annual Roof Maintenance Checklist for Homeowners

Keep your roof in top shape with this annual maintenance checklist. Covers gutters, flashing, shingles, attic inspection, and seasonal tasks to extend roof life.

Why Regular Maintenance Matters

A well-maintained roof lasts 20–30% longer than a neglected one. The math is compelling: spending $200–$500 per year on maintenance can delay a $10,000 replacement by 5–10 years. Most roofing problems — clogged gutters causing ice dams, minor flashing separations, missing caulk — are cheap to fix early and expensive to fix late.

Aim to inspect your roof twice a year: once in spring after winter weather, and once in fall before winter sets in. After any major storm with high winds or hail, do an additional walkthrough.

Gutter and Drainage Check

Clean gutters every fall (and spring if you have overhanging trees). Clogged gutters cause water to back up under shingles, accelerate fascia rot, and in cold climates, create ice dams that force water under shingles. This is the single most neglected maintenance task and one of the most important.

Check that all downspouts flow freely and discharge at least 6 feet from the foundation. Verify that gutters slope toward downspouts (no pooling). Look for rust, holes, separated joints, or gutters pulling away from the fascia — all signs the gutters need repair or replacement.

Shingle and Surface Inspection

From the ground (use binoculars if needed), scan for: missing or lifted shingles, curling or cupping at shingle edges, widespread granule loss (bald spots on shingles), cracked or broken shingles, dark streaking (algae), and moss or lichen growth.

A few missing shingles after a windstorm is a normal maintenance item ($150–$300 to fix). Widespread granule loss or curling across large sections signals the roof is nearing end of life. Document any damage with photos and date them.

Flashing and Penetration Check

Inspect all roof penetrations: chimney, plumbing vents, exhaust fans, skylights. Look for separated flashing, missing caulk, rust staining, or visible gaps. Check that pipe boot collars (the rubber sleeves around plumbing vents) are intact — they typically last 10–15 years and are a common leak source.

Look at ridge caps and hip caps — these high-exposure areas wear faster than field shingles. Check valleys (the V-shaped channels where two roof planes meet) for worn or open metal flashing.

Attic Inspection

A healthy attic tells you a lot about your roof's condition. Look for: daylight coming through the roof deck (serious), water stains or wet insulation, frost on the underside of sheathing in winter (ventilation problem), and signs of pest entry. Check that soffit vents and ridge vents are clear and unblocked.

Proper attic ventilation is critical for roof longevity. An overheated attic in summer accelerates shingle aging from below. Ice dams in cold climates are usually caused by inadequate insulation and ventilation, not roof failure.
