How to Price Roofing Jobs: A Bidding & Estimating Guide

How to price roofing jobs profitably -- per-square math, what to include in your bid, common underpricing mistakes, and working with insurance claims.

Understanding Per-Square Pricing

Roofing is quoted by the "square" — 100 square feet of roof surface — not by the home's floor-plan square footage, which is smaller than the actual roof area once pitch is factored in. As an installer, your bid has to cover every cost below, not just visible materials and labor.

What Your Bid Needs to Cover

A profitable bid accounts for material cost, labor (including setup/teardown time), tear-off and disposal, permitting fees, insurance and bonding overhead allocated across your job volume, sales and marketing cost, a warranty/callback reserve, and real profit margin — not just break-even revenue.

Common Underpricing Mistakes

New roofers most often lose money by quoting a per-square figure that only covers materials and visible labor, underestimating decking replacement needs discovered during tear-off, not pricing in disposal costs accurately, and racing to match a competitor's advertised price without knowing whether that competitor's bid actually covers their real costs.

Handling Change Orders

Have a written change-order process before you need one. If tear-off reveals rotted decking or structural issues, document it, price it separately, and get sign-off before proceeding. Absorbing these surprises into your original bid is one of the fastest ways a profitable-looking job turns into a loss.

Working With Insurance Claims

A large share of roofing revenue, especially after storm events, comes from insurance-paid replacements rather than cash jobs. Learning how adjusters scope damage, how to document your estimate to match their process (often using Xactimate, the pricing software most insurers use), and how to communicate supplement requests for items the initial scope missed is a genuinely different skill than bidding a cash job — and one worth developing early if your market sees regular storm activity.

Competing on More Than Price

Homeowners comparing roofing quotes often fixate on the headline number, but roofers who win consistently differentiate on manufacturer certification, warranty terms, local reviews, and communication/timeline transparency — not just being the cheapest bid.
